At SteelesTech the HVAC system is equipped with direct digital control that provides efficient and accurate monitoring of:
• air temperature,
• heating and cooling valves,
• room temperature,
• humidity levels, and
• carbon dioxide levels
all from a central location. This model allows building management to detect and rectify any issues or problems before tenants are even aware that a problem exists.
SteelesTech also employs a proactive approach to air quality, ensuring that carbon dioxide levels are continuously measured on a floor by floor basis and engages, on an annual basis, the service of a third party professional consultant to complete a comprehensive assessment of the indoor environment and the associated ventilation system.
Air supply and return is delivered through troffers located in the base building lighting system. Air distribution is installed to open plan at the Landlord’s expense.
In the low-rise building, the large floor plate requires 68 zones and two compartmental units per floor. The Tower has 34 zones per floor and 1 compartmental unit.
This greater number of zones per floor provides tenants with increased flexibility in temperature control, which is particularly important for certain, businesses with lower square footage requirements per person, such as call centres.
SteelesTech’s base building standard is 20 cfm per 150 sq.ft. per person – but in certain areas this can be increased to 100 sq.ft. per person for call centre applications.
HVAC hours are 7.00 a.m. to 6.00 p.m., Monday to Friday (except holidays) and 8.00 a.m. to 1.00 p.m. on Saturdays. The buildings are designed to efficiently operate certain spaces outside of standard operating hours by use of on-floor compartment units or specialized HVAC units which tie-in to the base building condenser water system for
supplementary cooling.
Hydro consumption is metered individually for each tenant.
After hours charges for air conditioning are modest in comparison to other buildings due to the energy efficiencies at SteelesTech.
SteelesTech also features oversized main chiller plant with redundancy and additional cooling capacities for highly populated call centre area(s), computer rooms or other specialty areas. The main system has design and provision for additional supplementary HVAC and condenser water loop available on all floors for increased HVAC capacity.
To allow free cooling of the year round chilled water circuits when outside conditions are favorable, a plate and frame heat exchanger uses condenser circuit water to cool the chilled water.
